Notice of Public Disclosure
Following state statutes and Department of Revenue (DOR) regulations, the Dunstable Board of Assessors is completing the FY2027 Quinquennial Revaluation of all real and personal property. The periodic update of values ensures that all property is assessed at full and fair market value as of January 1, 2026. Revaluation is a year-long process when the DOR examines in detail all assessing methodologies used by the town, as well as the values derived through the mass appraisal system.
These valuations have been preliminarily approved and are pending final certification approval by the Massachusetts Department of Revenue. The values are subject to change within this disclosure period. The public review will run from Monday, November 2, 2026, through Friday, November 6, 2026.
The revaluation requires the verification, analysis, and use of arms-length sales from calendar year 2025. Sales from calendar year 2024 were used to value property classes when the number of 2025 sales were insufficient for analysis. Market trends may indicate that different property types may change in value more or less than other property types. The single-family home values increased between 5% to 7%. The vacant land increased approximately 5%. Commercial and Industrial classes increased overall in value by approximately 4%. Individual parcel valuations may vary from the class average due to data updates and corrections, new construction, and the effects of market trends on specific property characteristics.
Interested parties may examine proposed values at the Assessor’s Office or the Dunstable Public Library during the Public Disclosure period from 11/02/26 through 11/06/26. Anyone with questions regarding assessments please contact the Assessor’s Office at (978) 649-4514.
